There was a Heritage Overlay on the property's title, adding a layer of complexity to the project. We supported the vendor with the applications for Resource Consent and Building Consent. Our understanding of the process ensured a seamless experience for the vendor.

The key elements of the renovation included major restructuring of the ground floor basement area, transforming it into a habitable space. It also involved installing large cedar timber joinery off the living area on the top floor. Additionally, a front porch was added, designed to meet the standards of the historical overlay and reflect the 1910s villa period.
